Notice to all Residents
A
Friendly Reminder from the Management Office November 11, 2008
The condominium
lifestyle is a community lifestyle. As such, it is necessary to have rules and
regulations to govern the community and the Board of Directors has a duty and
obligation under the Condominium Act to enforce the Act, Declaration, By-laws
and Rules and Regulations of the Corporation.
Recent inspections
of the underground parking garage have revealed violations of both the
Corporation's Rules and the Ontario Fire Code.
Rule No. K17 if the
Corporation's Rules indicates that persons shall only park motor vehicles
(private automobiles, station wagons, vans, pick-up trucks, or motorcycles) in a
designated parkinq space and that no portion of a vehicle shall extend beyond
the boundaries of the parking space. Further, only ONE vehicle shall be parked
in such parking space.
If you are parking
a motorcycle in addition to an automobile in your designated parking space,
please note that you are in violation of the rule and the motorcycle must be
removed.
Finally, recent
inspections have revealed that some residents have placed items on top of their
lockers in violation of the Ontario Fire Code. Please remove all items on top
of your lockers no later than November 30, 2008 after which all items will be
removed and discarded by staff.

One of the expectations of
all condominium owners and residents is that their homes will be kept clean and
safe. Accordingly, we are asking all
residents to be attentive to the concerns raised below:
Barbecues
Barbecues are not permitted on the
balconies or terraces. Please enjoy the use of the barbecues on the 3rd floor
terrace (all residents), 27th floor (Queen's Quay residents) or the 38th floor Skylounge terrace
(10 Yonge Street residents). Barbecues may be used by reserving
a time with your Concierge desk.
Garage Overhead Door
As you are aware, we have
experienced difficulties with the new garage overhead doors. We are pleased to
report that the manufacturer has agreed to replace both the entrance and exit
doors. The doors are currently on order; we expect the installation to take
place within six weeks.
Dogs
Residents may not allow
their dogs to urinate or defecate in the elevators or on the carpets in the common elements. In addition, dogs must always be on a leash
when on the common elements. Common elements include balconies, elevators,
front entrance, side entrances, courtyard, etc.
Residents
must stoop and scoop in compliance with the municipal bylaws. Residents not complying with the
Rules will be reported to Toronto Animal Services and will be charged a clean up fee of $75.00.
Outdoor Swimming Pool
We are pleased to advise that the
outdoor swimming pool will be open for resident use on June 14th. For everyone's
safety and continued enjoyment, we would like to remind residents of the
following:
• Food and drinks are not permitted by the pool. Please enjoy them by the
barbecue area.
• Glass containers are not permitted on the third floor terrace.
• Smoking is not permitted by the pool.
• Patio furniture may not be placed on the pool deck.
• Only 10 people are permitted in the pool and/or deck at any one time.
• Each resident is permitted 4 guests and must accompany them at all times.
Elevators
The refurbishment of the elevator
cabs is almost complete. One of the remaining items that needs to be completed
is the restoration of the floors.
Lobbies
To prevent damage to the floor and
finishings, bicycles and rollerblades are not permitted through the lobby.
Luggage and Shopping Carts
Please return the luggage and
shopping carts to the Valet Room promptly after use so that they are available
for the next resident.
Balconies and Terraces
Summer is here! Residents can relax
on their balconies or terraces. Remember only well secured seasonal furniture so
that it will not blow away is permitted. Also, nothing may be attached to the
wall, windows, floor, or ceiling.
Please dispose of cigarette butts properly. Throwing them over the balconies or
terraces can lead to fires resulting in injury and/or property damage.
In addition, please sweep any debris from your balcony into a bag and use care
when watering planters. Sweeping debris off the balcony or terrace or over
watering planters lands on other balconies or people below.
Finally, keep in mind that there are other suites that surround your balcony or
terrace. Not everyone has the same taste in music and noise does travel so
please keep the volume down of both the stereo and conversation.

Fire Alarm System
In the last few weeks, we have had a few false fire alarms.
They have been caused by residents activating the heat detector in their suite
by cooking or moving a large piece of furniture. Each suite is equipped with a
smoke and heat detector. The smoke detector is not connected to the building
fire alarm system. When activated, it will ring locally in the suite. The heat
detector, however, is connected to the building fire alarm system. When
activated, it will activate the building fire alarm system.
In the event your smoke detector is activated, waving a
dishtowel is the best way to stop it. Please do not touch the heat or smoke
detector or open the main suite door. Touching the heat detector can cause it
to create a fire alarm. Therefore, please use care when moving to prevent
hitting the heat detector. Residents will be responsible for any costs incurred
for creating a false fire alarm.
In the event of an actual fire, please follow the attached
instructions from Toronto Fire Services.
Renovating Your Suite ?
Residents are required to complete a Renovation
Request Form, which must be submitted to the Management Office for review
and approval before any work may commence in the suite. Work being completed
without prior approval may result in the work being stopped. This also allows
for providing adequate notice to the neighbouring suites of when noisy work will
take place. Please note renovations may take place only Monday to Friday from
9:00 a.m. to 5:00 p.m.
Garbage Disposal
To prevent both pests and odours, all non-recyclable garbage
should be securely wrapped in a plastic bag and pushed completely down the garbage
chute. All recyclable garbage should be clean rinsed and placed in the
appropriate bin.
Locker and Parking Spaces
Residents may rent their locker or parking space only to a
resident of either 10 Yonge Street or 10 Queen's Quay.
Speeding
We would like to remind all residents that the speed limit in
the underground parking garage is 10 km/h. Please drive slowly to prevent
accidents.
Underground Garage
The parking spaces are all owned. Please do not park in a
space unless you own or are renting it, even if it is empty.
Your vehicle will be ticketed and towed.
To prevent unauthorized
access to the underground garage, please use your
remote to activate the entrance door when in front of the door and not from the
street. Report tailgaters to the Concierge desk.
For safety, always use your remote to enter and exit the
garage even if the door is open.
Emergency Assistance
If you will require assistance due to reduced vision or
mobility during an emergency such as a fire, please complete this form and return it to the Management
Office. The list will be maintained at the Concierge desk and given to the Fire
Department as required.
Locker and Parking Spaces
Residents are storing
items on top of the lockers. Items may
only be stored within the lockers. We are
kindly requesting that all items be removed by September 10, 2007. Any remaining
items will be removed, stored for 60 days, and then disposed of if
unclaimed.

Noise Transfer
March 23, 2009
Noise is one of those classic irritants that can drive
neighbours crazy. However, what exactly constitutes “noise
disturbance” in the condominium setting?
Because residents essentially live in stacked housing, noise
will be transferred from suite to suite from time to time by
other residents. When does it constitute a nuisance?
Management often defines normal noises as the “stuff of everyday
living”. Generally, we all travel over floors, watch television,
listen to music, talk, prepare meals, clean the home and do
laundry. When the aforementioned activities occur during the
day, most people do not even notice the noise due to ambient
noise emanating from inside their own suites, outdoor traffic
noise or the noise that mechanical components from within the
condominium generate. Residents need to recognize that these
types of noises generally do not constitute a nuisance. In the
main, these types of noises are the stuff of everyday living.
If, however, the noises occur after the hour of 10:00 p.m.,
inevitably some people will be disturbed by the aforementioned
noises. It is part of condominium living that residents need to
be considerate and turn down the volume of televisions and
stereos in the evenings and on weekends. We need to be conscious
of the lifestyles of our neighbours who may work late or do
shift work. We need to consider the elderly and children who may
retire earlier than other residents. Garbage should not be
disposed of late at night when the sound of the chute opening
and garbage traveling down the chute will be highly disturbing
to some.
With respect to renovations, we need to recognize that evenings
and weekends may be a time of quieter activities for many
residents. Clearly, it is unfair to others when banging or
drilling occurs into the evenings or on weekends and other
residents have no way to escape the noise.
This is all a way of saying that condominium living does require
adjustments in behaviour.
Should you hear noise that is disturbing to you, especially in
the evenings or on weekends when the Management Office is
closed, please call the concierge desk to report it. Noise needs
to be verified. Often times, residents without malice will
assume that the noise is emanating from above when in reality,
noise can travel from below and from adjacent suites, so please
do not make presumptions until we Management and Staff have had
an opportunity to investigate.

Homeowner’s
Insurance
Your insurance responsibilities as a homeowner are as follows:
Personal property such as furniture, area rugs, clothing, art,
electronics, sports equipment etc.
Betterments and improvements made to the suite such as:
Wallpaper, upgraded flooring including hardwood, laminate,
marble, granite etc., upgraded light fixtures, upgraded
cabinetry, wood paneling, upgraded baseboards, door casing and
crown moulding etc.
Personal effects such as personal papers, jewellery etc.
Under the Corporation’s Insurance Policy, if a loss occurs to
any property that the Corporation is responsible for insuring
and the damage was caused as a result of the act or omission on
the part of the homeowner (or anyone for whom the homeowner is
responsible in law), the loss (which includes all amounts up to
and including the Corporation’s deductible) is a chargeback to
the homeowner. The corporation’s insurance deductible for water
escape which is the most common form of damage is currently
$5,000.00. The good news is that you are able to obtain coverage
for the corporation’s deductible from your insurer and you are
strongly advised to do so.
Please also check your policy to ensure that you are covered for
seepage. (i.e.) water entering your suite from the exterior.
Most policies exclude coverage for seepage and in this instance,
damage to your betterments and improvements will not be covered.
Please note that when repairs are required to suites or common
elements due to an act or omission of a resident, Management
will need to retain the services of various outside companies to
conduct repairs. These outside trades may conduct flood control
including water extraction and the installation of air movers
and dehumidifiers, restore marble, replace carpet and conduct
drywall and/or paint repairs. |

Garbage Disposal
● Please note that garbage should not be placed in the
recycling bins. Please ensure garbage bags are placed fully
into the garbage chute and go down the chute. In case of a
fire, there is a risk of smoke penetrating onto your floor if
the chute is left open.
● All boxes should be broken down and brought down to
the main floor recycling room. Please see the concierge for
access.
● All furniture, plants and large items should be
brought back to the garbage bins behind the waterfall area for
special pick-up.
● To prevent disturbing your neighbours, please use
garbage chutes only during the hours of 8:00 a.m. to 10:00
p.m.

Smoke-Free Ontario Act

Outdoor Pool Rules -
Please abide by these rules
We would like to remind residents who use the Outdoor Pool that,
• No food or drinks of any kind are permitted around the Outdoor
Pool deck. Food and drinks are permitted on the lower, large
deck.
• No smoking is permitted on the Outdoor Pool deck
• A perimeter of 6 feet must be kept clear and free of any and
all obstacles. This will require all patio furniture to be kept
off the Outdoor Pool deck.
• Only 10 people at any one time are permitted in the pool
and/or on the pool deck.
• Please ensure pool floats are removed from pool when not in
use.
• Each Resident is only permitted 4 guests to any of the
recreation facilities and must be in attendance with the guests
at all times.

Water Shutoff Keys
Water Shutoff Keys for in-suite plumbing repairs are available
from the management office. The cost is $10.00.

Rollerblades, Bicycles and Scooters
In order to prevent damage to floors and
finishes: bicycles and scooters are to be brought into the
building through the underground garage. Rollerblades should be
removed before entering the building.
Please feel free to use the valet room, off
the front entrance, to put on and remove your skates.
Bicycles on the Common Elements - Condo Rule C10 prohibits
bicycles inside the building or on any of the common elements.
Please
do not take your bike through the corridors or lobby and keep it
either in your locker or in a designated bicycle space inside
the garage.

Property Manager Change
In an effort to improve the level of customer service
we would like to advise you that we have made a change to the
Brookfield team at World Trade Centre.
Ms.
Kamelia Andreeva has been appointed your new Junior Property
Manager. Kamelia has worked a number of years in the Property
Management industry, most recently with Brookfield in a large
condominium complex in North York. Kamelia is working toward
her Registered Condominium Manager (RCM) designation and also
serves on the Board of Directors in the Condominium that she
lives in. We feel that she will be a great asset to the team.
Rose
Demelo will continue to serve as your Property Administrator.
The office will also be supported from time to time with
additional staff to deal with seasonal demands and major
projects.
The
office team will continue to rely heavily upon Louis Renaud
and his building maintenance group consisting of Lynn Walsh,
Mark Cher and Harry Bromby.
Tracy
Irvine will no longer be working in the World Trade Centre
Office. We thank Tracy for her help over the last number of
years, and we hope you will join us in wishing her the very
best in the future.

Yonge Street Skylounge
Access Policy
After significant and positive response to a survey provided
to all suite owners of 10 Yonge Street, we have established a
new policy for the use of the Skylounge – 38th floor party
room.

Pet Policy
January 28, 2009
Did you know that the rules of the Corporation stipulate that each
unit shall be permitted to keep no more than one dog or two cats,
or no more than one dog and one cat?
Did you know that the Board of Directors has a duty and an obligation
under the Condominium Act of Ontario to
enforce the corporation's rules?
Both are true and regrettably, the Board of Directors has been
receiving an increasing number of complaints that people have two dogs
in their units. In addition, there have been many complaints that
residents are in violation of other rules with respect to keeping pets
on the premises.
Dogs must not be permitted to bark incessantly and must be kept on a
leash while travelling through the common areas. Pets shall not be
exercised or permitted to relieve themselves in or on common areas.
Residents are required to clean up after their pets in compliance with
municipal by-laws.
The
Board of Directors has asked Management to advise all residents that
failure to comply with the rules will result in enforcement measures
being undertaken. Please note that where residents refuse to comply,
you may be asked to remove your pet(s) from the premises. (It has
regrettably become necessary recently to take legal action to remove
pets from the premises due to their interference with the enjoyment of
the condominium by others.)
In
accordance with Rule No. N. 03, residents will shortly be asked to
register their pet(s) in order that we may keep our records current.
You are respectfully requested to ensure that you are in compliance as
the Board of Directors will be enforcing all rules as required.

The Board of Directors has approved the following Rules in

All owners and residents desire to live in an attractive and
clean community. For the suite owners, maintaining property
values is a primary concern. While the ability to have a pet at
the Residences of the World Trade Centre attract a certain
market segment and contributes to property values, the mess left
by irresponsible pet owners does not. Accordingly, the Board of
Directors has chosen to adopt a pet policy similar to policies
in place in many condominium Corporations throughout the Greater
Toronto Area.
