Waterfront Toronto releases 2015 Pan Am Games plans

Waterfront Toronto released some of its plans for the Athletes' Village at the 2015 Pan Am Games, including renderings of what the site is supposed to look like when it's all said and done. To be built on the West Don Lands — the area nestled between the Port Lands, Corktown and the southern terminus of the Don Valley Parkway — the project will provide temporary housing for 10,000 participants in the Games before eventually taking shape as mixed-used community. |

Families are invited to join Santa and his elves for this magical one hour cruise around the Toronto Harbour. Children under 6 are free and there are complimentary refreshments for all. There are morning and afternoon cruises December 10, 11, 17 and 18. A group from FOTI will be joining on December 18 with boarding by the Queens Quay Terminal starting at 1:30pm.

ANNUAL FIRE EQUIPMENT INSPECTION - 10 Yonge Street

ONYX-FIRE PROTECTION SERVICES will be conducting the annual inspection of the fire protection equipment from October 11th to 13th between the hours of 9:00 am and 5:00 pm.
Inspections of common areas will be done on October 11th, 12th and 13th, 2011 between 9:00 am and 5:00 pm. During the inspection, the alarms will be ringing intermittently. Should an actual emergency occur, the alarms will ring continuously, and appropriate announcements will be made.
Access to all suites is mandatory. If no access is provided, there will be a charge of $100.00 for Onyx Fire Protection Services to come back to the suite. In addition please ensure all pets are enclosed in a separate room.
The annual fire inspection of the individual suites will take place for
En-suite schedule is as follows:
Tuesday, Ocotber 11th - 37th to 28th Floors Wednesday, October 12th - 27th to 16th Floors Thursday, October 13th - 15th to 3rd Floors All 9:00 am - 5:00 pm

Please have your vehicle removed from your parking space by 8:00 a.m. on the appropriate date. In order to do a complete job all cars must be removed from their parking spaces.
Please note the Corporation will not pay for any vehicle washing for vehicles getting dirty while remaining in the garage during the cleaning.
Please ensure all miscellaneous items in all parking spaces are removed or they will be discarded during the power wash.
Unfortunately, the corporations cannot provide alternative parking.

RE: Tossing cigarette butts off of balconies
Please be advised that our office continues to receive many complaints about residents tossing cigarette butts off of their balconies.
We were advised that a burning cigarette butt had landed on a resident's balcony furniture creating a large burn mark. We are very fortunate that this did not cause a fire.
Please be reminded of the fire hazard that can be caused by careless smoking. We urge you and/or your guests use an ashtray and ensure cigarette butts are disposed of in a safe manner.

PROPOSAL: The application to amend the Official Plan and Zoning By-law proposes to construct three mixed use buildings containing retail at grade and residential above for a portion of the property at 7, 15, 25R, 29 and 39 Queens Quay East. The easterly buildings would have heights of 11 storeys each and the westerly building would have a height of 35 storeys, with a combined total of approximately 607 dwelling units. This is the second phase of a two-phase development; the first phase includes the eastern and southern portions of the site. The application also proposes a commercial parking garage located on the Phase 1 and 2 lands. A proposed land exchange between these sites will result in lands, previously zoned for commercial residential uses, being added to a proposed park along the Yonge Street Slip. No change to the permitted density is proposed.

The BBQ’s located on the 3rd floor terrace and roof top party room areas will be available for use this weekend beginning Saturday, May 21st.
Following this weekend, there may be times when we have to close the bbq areas temporarily while overhead work is being completed. We will make every effort to minimize this.
Kindly, book the use of the barbeques with the Concierge Desk. The Concierge will provide you with a ticket signifying that you have received permission to use the barbeques. Hours of operation are from 8:00 a.m. until 10:00 p.m. Residents may book the use of a barbeque for a maximum of one hour at a time.
Please remember that it is the user's responsibility to clean the barbeques after use.

University Avenue will be closed from 7:30 AM to 4:00 PM.
Queen’s Quay – E/B lanes on the South side will be closed from 10 AM to approximately 3 pm. The W/B lanes on the North side are unaffected.
Expect delays at York St. and Queen’s Quay and York St. and Lakeshore – 10:00 AM to 3 PM. Bloor Street is open and unaffected and is a good East/West route across the city.

During this time the fire system alarms will sound several times within a half hour period in order for each staff member to practice the announcement procedure.

All bicycles in the underground parking must be registered and have a new identification tag. Registration forms are available on the website or from the office (due April 30th). Unregistered bicycles without a current tag will be removed and given to charity if not claimed.

Dear Residents,
RE: ELEVATOR REPAIR – TUESDAY FEBRUARY 15th
Kone Elevators has advised us that they need to shorten the cables on Cabs 1 and 2. Unfortunately, this will mean that while the work is being done two cabs will be out of service.
Kone has advised us that if they get an early start they can have the work done on both cables by mid-afternoon tomorrow. Accordingly, we have made arrangements for them to begin at 7 a.m. tomorrow morning. This will mean that there will only be 2 cars during the morning rush tomorrow.
If we asked Kone to start later in the morning they would likely not finish the project in one day, meaning we would have had elevator impacted both tomorrow evening and Wednesday morning.
We know how frustrating this project has been for residents. We have raised these concerns to the President and CEO of Kone Canada and have received his assurance that the reminder of the project will be completed in timely fashion.

We are writing on behalf of the Common Facilities Committee (CFC) regarding the bicycle storage facilities in the parking garage.
Residences of the World Trade Centre have very limited bicycle storage facilities. We
have surveyed the bicycle storage facilities, and it appears that some of the bicycles have
not been used in quite some time, and may even belong to former residents.
We ask that residents that are currently using the bicycle racks contact the management
office to re-register their bicycle by December 1st, 2010. Following this date, we will
conduct an audit and remove any of the bicycles that have not been re-registered.

The garage power sweep and power wash (garage cleaning) will take place between 8:00 a.m. and 5:00 p.m. on the following dates:

Please have your vehicle removed from your parking space by 8:00 a.m. on the appropriate date. In order to do a complete job all cars must be removed from their parking spaces.
Please note the Corporation will not pay for any vehicle washing for vehicles getting dirty while remaining in the garage during the cleaning.
Please ensure all miscellaneous items in all parking spaces are removed or they will be discarded during the power wash.
Unfortunately, the corporations cannot provide alternative parking.

Great Canadian Shoreline Cleanup - Saturday, September 25th

Friends of Toronto Islands is participating again this year in the Great Canadian Shoreline Cleanup. What started in 1994 as a small beach cleanup conducted by a handful of Vancouver Aquarium employees has now grown into the second largest cleanup in the world. Last year alone, over 63,000 Canadians registered for the Great Canadian Shoreline Cleanup, and in only one week participants removed 135,467 kg of litter from 1,280 shorelines.
We of course can't clean up the entire Toronto Islands shoreline so we've selected to focus on Snake Island and the section of the lagoon between Algonquin Island and the RCYC.
We'll meet together for the 1:45 Ward's Island ferry and walk to the site together, and we'll get cleaning around 2:00.

The service elevator failed this afternoon which has unfortunately left the building operating with 2 elevators. We have made arrangements for Kone Elevator after 11 pm this evening, so that elevator service will be restored for the remainder of the weekend.
Residents are advised that after 11 pm elevator service will be slow/intermittent while the repair is taking place. Kone Elevators have advised us that they will complete the work as quickly as possible and that the service elevator should be fully operational by the early morning.

ONYX-FIRE PROTECTION SERVICES will be conducting the annual inspection of the fire protection equipment from August 30th and August 31st between the hours of 9:00 am. and 5:00 pm.
Inspections of common areas will be done on August 23rd and 24th, and 25th, 2010 between 9:00 am and 5:00 pm. During the inspection, the alarms will be ringing intermittently. Should an actual emergency occur, the alarms will ring continuously, and appropriate announcements will be made.
Access to all suites is mandatory. If no access is provided, there will be a charge of $100.00 for Onyx Fire Protection Services to come back to the suite. In addition please ensure all pets are enclosed in a separate room.

SAY NO TO MORE DIESEL TRAINS Say Yes to Train Electrification, Yes to a World Class City

The 2015 Pan Am Games are fast approaching and the world is watching. A new Air-Rail Link (ARL) will connect Toronto Pearson International Airport
to the largest downtown transportation hub in Canada, Union Station. This Air-Rail Link is anticipated to use single-level, self-propelled diesel-powered
railcars known as diesel multiple units (DMU). Plans are underway for major
spending to produce a new type engine for this train, Tier 4 Diesel, even though
long term plans are to eventually fade these out and replace them with electric.
Manufacturing any new type of diesel engine is not only a waste of time, it will be a
great expense to the taxpayer as well as affect the quality of life in many areas of
Toronto due to noise and air pollution, not to mention "Global Climate Change".
Many residents in areas close to Union Station are already unable to open their
windows or sit on their balconies due to smog and noise pollution from the line-up
of parked idling diesel trains waiting to get into Union Station during rush hours. |

Plans revealed for new $800M waterfront neighbourhood

Waterfront Toronto unveiled plans to build a massive $800 million neighbourhood Thursday.
Developers have dubbed the new neighbourhood Bayside, which will stretch along the water from Sherbourne St. to Parliament St.
John Campbell, president of Waterfront Toronto, detailed the size of the project.
“The proposal to revitalize Bayside is the largest single development project undertaken to date by Waterfront Toronto,” Campbell said of the area that will cover about 10 football fields.
Plans include 1,700 condominiums, office space for 2,400 jobs, a boardwalk and public access to a green roof overlooking the water. The heart of the project is Bonnycastle St., according to Stanton Eckstut, one of the principal architects. |

Overhead Garage Door – Update
August 12, 2010
We have been advised by Richards Wilcox Doors that the manufacturer will be on site August 18, 2010 to review the overhead doors and correct any design problems that are casing the frequent problems. Unfortunately, that means that we will have to live another week without a functioning door at the entrance to P1.
In the meantime, we have made arrangements to have the door opened. Again, we will post a guard at the entrance to the ramp to secure the entrance to the ramp. We intend back charge these costs to Richards Wilcox.
Concurrently, the Board and Management are exploring all possible options for a long term remedy to this situation. Rest assured that it’s being taken very seriously and will be dealt with accordingly.

Elevator Equipment Upgrades

We are pleased to advise residents that we are targeting the end of August to begin the upgrades to the elevator mechanical equipment. These upgrades we approved by your Board Of Directors after careful consideration with the intent on greatly improving the overall reliability of your elevators.
During the project, it will be necessary to shut one elevator cab down at a time while the equipment is being replaced. We will require your patience in the short term with elevator wait times so that we can address the long term problem of unreliable equipment. We will be having a pre-construction meeting with Kone Elevators in the coming weeks and will provide a work schedule following that meeting.

Indoor Pool Closure

Starting Tuesday August 3rd, the indoor pool will be closing for approximately 3 weeks in order to repaint and repair some of the cracks in the bottom.
This is being done now so that there is at least one pool operational and so that the indoor pool will be up and running by the time that the outdoor pool will need to be closed.

Garbage
Please ensure your garbage is bagged and tied before it is disposed of. We ask that all garbage bags are deposited down the chute with the chute door left closed when you are finished. Garbage left clogged in the chute creates odour problems, may attract pests, and is inconsiderate to both your neighbours and the maintenance staff. Most importantly, the chute doors must be closed to prevent smoke transfer in the event of a fire.
Recycling
All boxes should be broken down and brought down to the main floor recycling room – We ask that you do not simply leave them on the chute room floor. Please see the concierge for access.
All recyclable garbage should be emptied, rinsed clean and placed in the appropriate bin.

To prevent disturbing your neighbours, please use garbage chutes only during the hours of 8:00 a.m. to 10:00 p.m.

 Redpath Toronto Waterfront Festival

June 30 to July 4th, The Redpath Toronto Waterfront Festival will present the Great Lakes United Tall Ships Challenge, a series of tall ship port to port races coordinated by the American Sail Training Association (ASTA) across all five Great Lakes. Toronto will be the first and only Canadian port.
Over the five-day festival, 15 international and local ships will participate, a fleet not seen here since 1994. The festiental educatval will enhance the Toronto lakeside experience by delivering a premiere event that will also provide environmional programming through its interactive Green Village, as well as cultural entertainment through unique "Tall Ship" experiences.
In addition to promoting the Great Lakes region's maritime history, the festival will celebrate Toronto's diversity and engage our multi-cultural population by pairing specific ships with local, regional, provincial, national and international cultural organizations and/or associations. |

The Festival of Fire takes place off a barge located near Ontario Place and the Hanlan’s Point Beach has a perfect view of the fireworks show. This year we're going to go as a group to see the fireworks from the beach and we'd love to have you join.
If you're able to join us a little earlier in the evening some of us are planning to head over early for a picnic dinner before the fireworks get going after dusk. We're planning to take the ferry around 6pm which should give us a good opportunity to find an excellent location both for our picnic and for viewing the fireworks later on.

Toronto G20 restricted areas unveiled

From CBC News:
The construction of a security fence will begin on June 7 and will continue 24 hours a day until it is completed. People will have to pass through checkpoints to get through.
The northern portion of the fence will run along Wellington Street West, while the southern portion will run along Lakeshore Boulevard West.
The western portion zigzags southwards along Windsor Street and Blue Jays Way. The eastern portion runs along Bay Street, east along Front Street West and then south on York Street. Union Station, the Air Canada Centre and the Rogers Centre are outside the security fence.
Traffic, meanwhile, will be restricted from Yonge Street west to Spadina and King Street West south to Queen's Quay.
That area will not be bound by a fence, rather, "it is the point where vehicle traffic will engage with the Toronto police officer."
Restrictions around the downtown core will tighten significantly from the evening of June 25 to June 27. Some of the more significant restrictions during that time include:
- The closure of all exits to Front Street at Union Station.
- All sections of the underground PATH system will be closed.
- Heightened parking enforcement in the outer security perimeter.
Throughout the G20 weekend, there will be restrictions on Lakeshore Boulevard, as well as the Gardiner Expressway and Highway 427.
Traffic Management Sector #12
 Vehicle traffic will not be permitted on Queens Quay between Freeland Street and York Street or on Bay and Yonge Streets south of Harbour Street. Motorists entering this area must use the intersection of Harbour Street and Yonge Street.
At this location, you will meet with officers and advise them of your intended destination. If appropriate you will be directed to travel southbound on Yonge Street. When leaving you will have to travel northbound on Yonge Street.
The following traffic will be permitted south on Yonge Street south of Harbour Street: vehicles entering the underground parking of 10 Yonge Street or 10 Queens Quay W.

Topics include: how to respond to a crisis situation, understanding the body and its systems, airway, breathing & cardiovascular emergencies. You will be guided step by step in an interactive learning environment.
These life saving skills may help you save yourself or a loved one’s life. Questions are always encouraged. Learning and having fun are mandatory!

Please be advised that our office continues to receive many complaints about residents tossing cigarette butts off of their balconies.
We were advised that a burning cigarette butt had landed on a resident's balcony furniture creating a large burn mark. We are very fortunate that this did not cause a fire.
Please be reminded of the fire hazard that can be caused by careless smoking. We urge you and/or your guests use an ashtray and ensure cigarette butts are disposed of in a safe manner.

The recommendation, as documented in the ESR, is the construction of a dedicated streetcar right-of-way on Queens Quay Boulevard from Bay Street to Parliament Street through the East Bayfront development area with connections, ultimately, to planned streetcar services in the West Don Lands and the Port Lands areas.
March 26, 2009 Waterfront Toronto Unveils Technically Recommended Alternative for Revitalizing Queens Quay Boulevard After comprehensive study, Waterfront Toronto is recommending that remaking Queens Quay into a grand lakefront boulevard featuring streetcar lanes in the centre, traffic only on the north side and a pedestrian focused space on the south side is the recommended option for transforming the waterfront?s main road. |

New Proposal for Pier 27
 The tall building, 35 stories, is pending zoning approval. They are not asking for any more density than the overall site plan allowed.
There was an exchange of land between the city and the developer. Basically the city owned a narrow strip past Captain John’s then a large block of land in the south-west corner of the pier. In exchange for this new plan the developer is giving up a piece of the site in front of Captain John’s so that the city will end up owning a strip 46m wide from Queens Quay all the way down to the lake. You can see where they’ve put the fence up now, that will be the end of the development. The rest will be for the city to develop as they wish. Hopefully something relatively open and nice. There will also be a 25m (if I remember correctly) boardwalk along the water from Yonge to Redpath that will be public land. Public will also have access through the development to the water.

Friends of Toronto Islands welcomes the Spring! Thursday, April 8th, 9pm - midnight Watermark Pub, Queens Quay Terminal building
We've been taking a break during the winter months but with spring in the air and some amazing weather already, we're gearing up for the new season. FOTI had a great first year with some excellent events and we're looking forward to making our second year even better.
Our inaugural event for the season will be a pub night this Thursday, April 8th starting from 9pm at the Watermark Pub in the Queens Quay Terminal building. Everyone is welcome to attend and there is no charge to participate. You do have to pay for your own food and drinks and the Watermark has an excellent menu to choose from. We'll plan on sitting on the "inside patio" in the Terminal building right near the entrance to the pub. Please feel free to bring along your friends that share an interest in the Toronto Island Park. You can reply to this email if you have questions or would like more information.
I was actually out at the Islands on Saturday and had a great afternoon. There is only one ferry running to Ward's Island although the other ferries should be starting soon. My experience was very positive in contrast to some of the recent news articles regarding crowds and the ferry service. You might have to be a little more patient than usual but with the excellent weather that we've been having it's definitely worth a short wait.
We appreciate your support and we look forward to hopefully seeing you at some of the events over the season. We're putting together a newsletter now that we'll send out shortly with information on upcoming events. There is also more information available on our website at www.torontoislands.org.
FOTI is a not-for-profit organization based on the volunteer efforts of our members. If you'd like to become more involved we're always looking for new people to help out.
Hope to see you on Thursday evening at the Pub Night. Thanks again for your support during the upcoming season.

The garage power sweep and power wash (garage cleaning) will take place between 8:00 a.m. and 5:00 p.m. on the following dates:

Please have your vehicle removed from your parking space by 8:00 a.m. on the appropriate date. In order to do a complete job all cars must be removed from their parking spaces.
Please note the Corporation will not pay for any vehicle washing for vehicles getting dirty while remaining in the garage during the cleaning.
Please ensure all miscellaneous items in all parking spaces are removed or they will be discarded during the power wash.
Unfortunately, the corporations cannot provide alternative parking.

Please be advised that we have scheduled a repair to the domestic water supply on Wednesday, March 3rd: 2 am - 5 am. We have selected this time in an effort to minimize disruption to residents, as the nature of this repair will necessitate a complete water shutdown to the building.
Every effort will be made to have this repair completed by 5 am which will allow the water supply to be restored. For those of you who require an extra early start to your day, please note that the shower facilities in the second floor change room will be fully operational.

Take part in the development of this exciting addition to Toronto?s waterfront
Waterfront Toronto and Harbourfront Centre plan to replace the 212-spot surface parking lot ? a 1.4 hectare area in the heart of the Harbourfront Centre site ? with an underground parking garage. This important new piece of parking infrastructure will open up this spectacular waterfront site for future public space including Canada Square, a beautiful waterfront square and a second urban square above the parking garage.
On March 2nd, Harbourfront Centre and Waterfront Toronto will be holding a public meeting to present plans and discuss key features of the York Quay Revitalization Project, Phase II including the underground parking garage, Canada Square and the planning of a future Cultural Retail Village. Understanding the Project
Harbourfront Centre operates a 10 acre site along Toronto?s central waterfront which encompasses York and John Quays. In 2000, Harbourfront Centre developed a master plan for the revitalization of its site designed to reclaim underutilized spaces for recreational, cultural and commercial purposes and strengthen public access to the water?s edge. The master plan also included a vision for Canada Square, an urban plaza at the water?s edge.
This project, now known as the York Quay Revitalization Project, has since evolved to include elements from the winning submission of Waterfront Toronto?s 2006 Central Waterfront Design Competition. In its submission, the design team, West 8 + DTAH envisioned a vibrant, mixed-use cultural village for the site including Canada Square and another urban square bordering Queens Quay. World renowned landscape architectural firm Michael Van Valkenburgh Associates Landscape Architects recently won the contract to design this Phase II work.
An overview of the project will be provided by Harbourfront Centre and Waterfront Toronto, and a presentation on some preliminary ideas for the parking garage and Canada Square will also be given by Michael Van Valkenburgh Associates Landscape Architects.
Public feedback will be solicited and members of the project team will be on hand to answer questions and share ideas.

Subject: Fire Alarm
The fire alarm last evening was caused by a failed heat detector on the second floor amenity area. Upon investigation, this device appears to have failed as a result of a leak from an in suite plumbing renovation. The device has now been replaced.
As a result of the above, we understand that the alarm bells rang for approximately 25 minutes in the late evening. While regrettable, the maintenance team did everything possible to minimize the disruption. The alarm panel was silenced as soon as we had permission from Toronto Fire Services to do so.

Overhead Garage Door Repair
January 4, 2010
During the Holidays we experienced a failure in the overhead door system at the entrance to P1. Unfortunately the door failed in the closed position, meaning that it had to be disassembled to allow for access. We have spoken to the door supplier, and have been advised that the door will be repaired Thursday January 7th. In the event that the parts are available earlier that repair date will be advanced.
The concierge at 10 Yonge Street and 10 Queen?s Quay are aware of the issue with the overhead door and we have ramped up patrols in the parking garage area. Residents are also reminded that the valet service is available to you if you would prefer not to enter the garage, and alternatively our staff can escort you to or from your vehicle if you wish. Please see your Concierge Desk for details.

Thermographic Inspections

During the evenings of Monday, July 6, 2009 and Tuesday, July 7 2009, our contractor, Boldstar
Infrared Technologies will attend at the site to conduct thermographic scanning of the common
area electrical components.
These infrared scans will be conducted every July and January during the evening when it is
expected that most people will be home and the electrical capacity of the towers will be at their
peaks.
We will be attempting to determine if the electrical components are in good working order or if we have ?hot spots? that require repairs.
These inspections are carried out as a preventative maintenance measure to preclude the possibility of electrical fires in the common areas of the condominium complex.
Except that you may notice contractors in and around the condominium complex, residents will
be unaffected and we encourage you to carry on your activities as you normally would. |

Third Floor Patio Renovation

As residents are aware, the Boards of Directors of MTCC 979 and MTCC 989 completed a complete major renovation of the third floor terrace area during the spring of 2009.
The Boards of Directors retained the services of Victor Ford and Associates, a well known and highly respected firm of Landscape Architects. Under their direction, a specification was devised and tendered and the contract was awarded to Salivan Landscaping.
Upon completion of the work, the Board expressed some concern over the installation of the paving stones, as there was some movement when some of the stones were stepped on. Upon review, the Board was presented with the options of A) having the paving stones re?leveled on the existing pedestal system, or B) upgrading the pedestal system to a high performance bedding system.
After consideration, the two Boards agreed to move forward with the installation of the high performance bedding system. Accordingly, Salivan Landscaping will be re ? leveling the paving stones over the next two weeks. The work is expected to be completed before the Holiday Season. The contractor will limit noise making activity to 9 a.m. through 4:30 p.m.

Famed architect unveils plan for Queens Quay jewel

This proposed 36-story building, called Parkside, is shown on the East Bayfront ? on Sherbourne St. running from Queens Quay to Lake Shore Blvd., facing Sherbourne Park. A warning to all those who complain nothing ever happens on Toronto's waterfront: Moshe Safdie is designing a major mixed-use complex for a site on Queens Quay, just east of Sherbourne St.
The $200 million building will include condos, offices and retail outlets, as well as a daycare centre. At least 5 per cent of the condos are to be three-bedroom units. Residents will also enjoy numerous "gardens in the sky," which constitute the conceptual basis of the project, Safdie explains.

UPDATE November 27th - Chow: Waterfront revitalization moving forward City Council Approves Plan to Transform Queens Quay (October 1, 2009)
Waterfront Toronto?s plan to transform Queens Quay into a grand lakefront boulevard was approved overwhelmingly at October?s City Council meeting. The recommendation to replace two lanes of traffic south of the streetcar tracks with a beautiful linear park stems from a two-year long Environmental Assessment (EA) process that featured extensive public input.
The plan will be submitted to the Ontario Ministry of Environment (MOE) in November for approval, and the public will have a 30-day comment period during which they can review the full project report and provide feedback.
If approved by the MOE, Waterfront Toronto will begin schematic design for the entire project area from Spadina Avenue to Parliament Street. This first phase of design, which is expected to take about four months, will result in a comprehensive layout of the street from end to end and will be followed by detailed design work.
The construction of the revitalized Queens Quay will occur in phases to match funding availability. The first phase of construction, which will begin in the central waterfront, will be determined during schematic design. Phase one construction is expected to begin about one year after approval of the EA and will take 12 to 18 months to complete. The design and construction process will include numerous opportunities for public feedback.

Update: Women/Men Change Rooms & Third Floor Terrace Renovations
October 8, 2009
The second floor change room renovations are progressing. All interior demolition
has been completed and the remedial mechanical, electrical and plumbing repairs
are nearing completion. The sauna is being replaced with steam rooms in each of
the men's and women's change rooms.
We expect the work to be completed by December 31,2009.
The custom railing has been fabricated for the third floor terrace area and our
landscape architect has confirmed it will be installed by the end of this week. The
landscape architect has also confirmed that the outdoor sink servicing the BBQ area
will be installed the week of October 12th.

ONYX-FIRE PROTECTION SERVICES will be conducting the annual inspection of the fire protection equipment from September 15th to 17th between the hours of 9:00 a.m. and 5:00 p.m.
Access to all suites is mandatory. If no access is provided, there will be a charge of $100.00 for Onyx Fire Protection Services to come back to the suite. In addition please ensure all pets are enclosed in a separate room.
During this time the fire system alarms may
ring intermittently in your suite and in the
common areas.
In case of a real fire the alarms will ring continuously and an announcement will be made.

It has been brought to Management's attention that there have been incidents on the pool deck with intoxicated residents/guests behaving in an inappropriate manner. Rules regarding the patio area continue to be violated on a regular basis.
Please be reminded that smoking, drinking alcohol, glassware, shouting, running or horseplay, swearing, pets or animals, are prohibited in the outdoor pool area.
All guests must be accompanied by a resident. Please pick-up after yourselves and remind your guests to follow the rules. There is a zero tolerance policy for violation of the policy/rules on the pool deck. If the situation should become out of control, security have been instructed to call the police. TERMS OF REFERENCE FOR GARDINER ENVIRONMENTAL ASSESSMENT NOW COMPLETE

On August 6, Toronto City Council approved the Terms of Reference for the Environmental Assessment and Integrated Urban Design study for the Gardiner Expressway east of Jarvis Street. The Terms of Reference is being submitted for consideration by the Ministry of the Environment (MOE). The MOE will assess the Terms of Reference during a 12-week review period, which includes a period for public comments. If the Terms of Reference are approved by the Minister of the Environment, Waterfront Toronto will be able to begin the environmental assessment as early as January 2010 and be completed by the end of 2011. |

Residents are asked to use care when driving in the underground garage. We have had several reports of unsafe driving which include passing other vehicles, racing and tailgating.
As you know unsafe driving is a concern for several reasons, there are other residents walking to and from their vehicles, some with small children. Luckily no one has been injured.
We kindly request that all drivers do not exceed the posted 10 kilometer per hour speed limit in the parking garage.

Cleaning of Garage Catch Basins, Ramp Drains and Sump Pits

Petition against the Harmonized Sales Tax

The Provincial Government is proposing that the existing 5% Federal GST be harmonized with
the 8% Provincial sales tax to ?ease the paper work burden for businesses.?
What does this mean for you?
It means that without any other increases in your next budget for the fiscal year November 1,
2009 ? October 31, 2010 due to higher costs for utilities, contracts or the purchase of any other
necessary goods and services that our operating budgets will increase by a projected 6.8% on average. Yes, your common element fees will rise by an average 6.8% without any other
increases. Rents will likely rise so tenants are also affected.
It also means that effective July 1, 2010; your reserve funds will be underfunded. The projected
costs of all major repairs and replacements will rise by 8% as of July 1, 2010.
Brookfield Residential Services Inc. has encouraged our valued clients to petition the Provincial Government to drop this tax increase. Many goods and services including gas, hydro, property management fees, security contract fees, cleaning contract fees and grounds maintenance fees will be subject to an additional 8% hike in costs.

Change Room Renovations

Please note that the Change Room Renovations will commence on Monday, July 6, 2009.
The first phase of the project will be the demolition phase which will last for a period of
two weeks. This will be the dustiest part to the renovation and every attempt will be
made to ensure that the area outside the change rooms is cleaned and vacuumed each
evening.
Caution tape will separate the corridor outside the Change Rooms to restrict traffic in
this particular area. The area will be used for deliveries and disposal of construction
waste. Please avoid this area where possible.
During this period, pool patrons are asked to utilize the shower facilities at 10 Queen?s
Quay West adjacent to the children?s playroom and golf practice area. If you are unable
to use these facilities, you are respectfully requested to shower in your suites prior to
using the pools or whirlpool.

Third Floor Terrace and Outdoor Pool - Construction Delays
June 19, 2009
We regret to advise that it has become necessary to postpone the opening of the third floor terrace and outdoor pool until Friday, June 19, 2009.
The inclement weather and the high winds have hampered the ability of the contractors to lay the pavers over the landscape fabric. As a consequence, the work is proceeding at a much slower pace than expected.
In order to expedite matters, the Joint Board of Directors has provided the contractor with permission to continue work on Saturdays between the hours of 9:00 a.m. and 5:00 p.m. Additional carpenters have been retained and if at all possible, the contractors will continue to work through the rainy and unseasonably cold weather.
Please note that as at June 19, 2009, the entire third floor terrace will not have been completed. We are working to have the outdoor pool and deck area completed so that if and when summer ever arrives, residents and their families will be able to enjoy the deck. Areas that have not been completed will be fenced off for safety and work will continue. Some of the work involves painting the railings and we do not expect that type of work to interfere with your enjoyment of the deck. Other work will involve carpentry and may be noisy. The latter work will only be carried out during the weekdays during business hours.
No work will commence on the change rooms until the outdoor pool is available as an alternative option for pool patrons.

All Residents Transfer of Cigarette Odours to Adjacent Suites and Common Area Corridors

More and more frequently, the Management Office is receiving complaints that the odour of cigarette smoke can be detected in the common area corridors and adjacent suites.
The Joint Board of Directors has been asked to address this important matter by concerned residents.
The Condominium Act specifically states that ?no person shall permit a condition to exist or carry on an activity in a unit or on the common elements that is likely to damage the property or cause injury to one?s health.?
As such, residents who smoke are reminded that they have a duty and obligation to ensure that their activities are not in breach the Condominium Act. The Joint Board of Directors reminds smokers that all necessary and reasonable steps should be taken to deal with this issue.
Smoking should, therefore, be confined to rooms that are vented to the exterior of the condominium.
Exhaust fans should be utilized while smoking.
Where a resident refuses to cooperate in taking all reasonable steps to solve the problem of smoke transfer, the corporation may be obliged to instruct the resident to stop smoking in the suite. Currently, the Smoke Free Ontario Act prohibits smoking on any of the common elements. We thank you in advance for your kind consideration to other non-smoking residents.

Air Conditioning and Outdoor Temperature

Recently we have received phone calls from our residents noting that the air conditioning is not operating in their suites.
The reason that you will not always have air-conditioning when the temperatures remain
cool outside is that the chillers (which are located in roof top mechanical rooms) have
what is known as an outdoor ?set back? temperature.
This set back temperature is 16 degrees Celsius and below this temperature, the chillers
which provide the chilled water to your fan coil units will not operate. To run the chillers
at this temperature could cause damage to them.

Water Shutdown - WORK COMPLETED

UPDATE: Installation of the backflow prevention devices on Thursday, May 28th has been completed by Firenza Plumbing. We apologize for any inconvenience this may have caused.
There will be no water to your suite on Thursday, May 28th from 11:00pm until Friday before 10:00am. Firenza Plumbing will install new backflow prevention devices on the building water supply lines to comply with the City of Toronto regulations. NOTE: Due to an unforeseen circumstance at 10 Queen?s Quay West, the water shut down scheduled for Thursday, May 28, 2009 at 10 Yonge Street will need to be postponed.
The good news is that the plumbers have graciously agreed to conduct this work later in the day on Thursday, May 28, 2009. The water shut down will now commence at 11:00 p.m. and the water should be turned back on Friday, May 29, 2009 by 10:00 a.m.
The new schedule is intended to preclude inconvenience to the majority of residents at
10 Yonge Street by conducting the work over night.
Please ensure that you have set aside water to flush toilets. An extra kettle of water for tea or coffee is also a good idea.

Temporary Removal of Aerobics and Exercise Room TVs

We have temporarily removed the televisions from the aerobics room for the safety and well-being of our residents who use these facilities.
Our consulting engineers have informed Management that the installation of our suspended televisions may not be safe and that under certain circumstances in the past, suspended televisions have fallen causing injury and death.
Management has brought the matter to the attention of the Joint Board of Directors and alternative arrangements are being researched and investigated.

Over the coming months, the Residences of the World Trade Centre will be initiating a number of projects to encourage residents to recycle and reduce the waste levy that the City of Toronto charges multi-residential buildings to dispose of garbage.
We know that the easier and more convenient it is for our residents to recycle that the greater the likelihood is that you will participate.
To that end, we have taken the liberty of ordering new recycling bags for each suite. These bags will make it simple and achievable to recycle. Just hang it on the back of a door or inside your kitchen cabinet and load it up!

Residents would be invited to serve as an Ex-Offico member of the Board of Directors. What does this mean exactly?
Essentially, you will attend board meetings in an unofficial capacity to get up to speed on how the Corporation is managed by the Board of Directors. You will audit the meetings to gain knowledge of administrative, financial and physical building management. You will learn about the status of major projects and on-going contractual obligations of the Corporation.
While you may contribute to the meetings, you will not be a voting member of the Board of Directors.
There is a minimum commitment of eleven board meetings per year. The Boards of MTCC 979 and MTCC 988 will meet together effective March 24, 2009 as a Joint Board of Directors. This change is intended to facilitate management of the condominium complex since many projects are jointly managed while there is a shared interest in a significant number of other projects where co-operation may net monetary savings and expedite work.

Noise is one of those classic irritants that can drive neighbours crazy. However, what exactly constitutes ?noise disturbance? in the condominium setting? Because residents essentially live in stacked housing, noise will be transferred from suite to suite from time to time by other residents. When does it constitute a nuisance? Management often defines normal noises as the ?stuff of everyday living?. Generally, we all travel over floors, watch television, listen to music, talk, prepare meals, clean the home and do laundry. When the aforementioned activities occur during the day, most people do not even notice the noise due to ambient noise emanating from inside their own suites, outdoor traffic noise or the noise that mechanical components from within the condominium generate. Residents need to recognize that these types of noises generally do not constitute a nuisance. In the main, these types of noises are the stuff of everyday living. If, however, the noises occur after the hour of 10:00 p.m., inevitably some people will be disturbed by the aforementioned noises. It is part of condominium living that residents need to be considerate and turn down the volume of televisions and stereos inthe evenings and on weekends. We need to be conscious of the lifestyles of our neighbours who may work late or do shift work. We need to consider the elderly and children who may retire earlier than other residents. Garbage should not be disposed of late at night when the sound of the chute opening and garbage travelling down the chute wil be highly disturbing to some. With respect to renovations, we need to recognize that evenings and weekends may be a time of quieter activities for many residents. Clearly, it is unfair to others when banging or drilling occurs into the evenings or on weekends and other residents have no way to escape the noise. This is all a way of saying that condominium living does require adjustments in behaviour. Should you hear noise that is disturbing to you, especially in the evenings or on weekends when the Management Office is closed, please call the concierge desk to report it. Noise needs to be verified. Often times, residents without malice will assume that the noise is emanating from above when in reality, noise can travel from below and from adjacent suites, so please do not make presumptions until we Management and Staff have had an opportunity to investigate. BREAKING NEWS - Pier 27 Phase II OMB Decision - March 17, 2009

March 17, 2009 The proposal for another three towers for Pier 27 development has been refused by the Ontario Municipal Board.
Pier 27's Phase II will have 409 suites, all with large balconies, terraces, or both.
Sizes range from 550-square-foot, one-bedroom suites to 1,721-square-foot executive residences.
Along the lower levels will be a number of townhomes. Prices begin in the mid $300,000s to the $2 million range for the penthouses. Maintenance fees will be 51 cents a square foot. UPDATE: April 2008 - Application for this project was denied and is being appealed to the Ontario Municipal Board

Our Recycling Program
 for Trash, Clothing and Shoes

The City of Toronto has a mandatory recycling programme and if you have not yet embraced recycling, now is the time to begin because the City has now imposed a tax or ?waste reduction levy? on all multi-unit residential buildings to induce residents to recycle. The City?s own statistics indicate that single family homes divert approximately 61% of residential waste from landfill while multi-unit residential residences only divert 18%.
The City has a very ambitious waste diversion target of 70% by the year 2012 and all property managers, superintendents and owners have a responsibility to ensure that materials designated as recyclable under the City?s programme are kept separate from garbage and placed properly out for collection.
Sorting and separating recyclable materials such as paper and bottles and cans is no longer required. The different components of the recycling stream can now be sorted mechanically at a sorting facility. This helps to reduce the number of trucks needed to collect recyclables, saves on costs and cuts down on air pollution.
Please do not use the anonymity of the refuse room to place recyclables down the chute.
Large metal appliances such as stoves, refrigerators and freezers may be disposed of by placing them in a designated area located behind the waterfall at 10 Queen?s Quay West.
If you have hazardous waste such as paints, pesticides, batteries, syringes or used motor oil, please contact your concierge who will send our maintenance department to pick up the hazardous items and dispose of them at the local hazardous waste depot on your behalf.

 Attention All Pet Owners - 10 Yonge Street

Did you know that the rules of the Corporation stipulate that each unit shall be permitted to keep no more than one dog or two cats, or no more than one dog and one cat ?
Did you know that the Board of Directors has a duty and an obligation under the Condominium Act of Ontario to enforce the corporation's rules ?
Both are true and regrettably, the Board of Directors has been receiving an increasing number of complaints that people have two dogs in their units. In addition, there have been many complaints that residents are in violation of other rules with respect to keeping pets on the premises.
Dogs must not be permitted to bark incessantly and must be kept on a leash while travelling through the common areas. Pets shall not be exercised or permitted to relieve themselves in or on common areas. Residents are required to clean up after their pets in compliance with municipal by-laws.
The Board of Directors has asked Management to advise all residents that failure to comply with the rules will result in enforcement measures being undertaken. Please note that where residents refuse to comply, you may be asked to remove your pet(s) from the premises. (It has regrettably become necessary recently to take legal action to remove pets from the premises due to their interference with the enjoyment of the condominium by others.)
In accordance with Rule No. N. 03, residents will shortly be asked to register their pet(s) in order that we may keep our records current. You are respectfully requested to ensure that you are in compliance as the Board of Directors will be enforcing all rules as required.

Subject: Some Friendly Reminders from the Management Office
Recent inspections have revealed that some residents are in breach of the Corporation?s Rules and Regulations.
Some residents have placed door mats and/or boots in front of their suite doors. Please note that Rule No. 15 advises that sidewalks, passageways, walkways and driveways that are used in common by the owners shall not be obstructed by any of the owners or used by them for any purpose other than ingress to and egress from their respective units. As the doormats and footwear may impede traffic or constitute a trip hazard, we respectfully request that doormats and boots be moved to the interior of the suites.
Some residents have installed satellite dishes on their balconies. Rule No. 19 states that no television antennae, aerial tower or similar structure shall be erected on or fastened to any unit or the common elements, except in connection with a common television cable system. We respectfully request that satellite dishes be removed immediately.
Finally, please note that the Board of Directors has instituted a no tipping policy at 10 Queen?s Quay West. In-house staff will be provided with holiday bonuses financed from the Corporation?s budget.

10 Queen's Quay Residents - Corridor Refurbishment ? Status Update

On Friday, December 19, 2009, the corridor refurbishment will have reached substantial completion with respect to the installation of wall covering, carpet, hardware and painting.
Please note that some of the sconces were unfortunately broken in transit.? As a result, sconces on the third and fourth floors have not been completed.? The sconces on the? fifth floor have not been installed. ?The contractor plans to install the back plates of the light fixtures by the mid to the end of the week of December 22, 2008.? The sconces will be fully installed the first week of January 2009.
All hardware issues have been dealt with by the contractor.? Rings have been installed around the door handles and deadbolt locks on doors that were stained on the interior side.
Directional signage is ready for installation following approval by the Board of Director as to its location.
Baseboards will be re-stained to diminish the appearance of two different shades of stain that is the result of new and old wood and differences in the grain of the new wood panels versus the baseboards.
A construction cleaning will take place on December 22, 2008.
Management will conduct a walk through of the premises with the contractor and the project manager on Monday, December 22, 2008.
Please note that the contractor is responsible under the terms of the contract for one full year.

Starting 3:00am, Saturday, November 22 until 5:00am, Monday, November 24, the TTC will conduct track repairs on the Queens Quay West ramp, exiting the Harbourfront tunnel. During the track repairs 509 HARBOURFRONT streetcars will run between Exhibition Loop and Spadina Loop.
A temporary replacement bus service will be provided on Queens Quay & Bathurst and Bay Street. At Union Station, customers must board the replacement buses on west side of Bay Street, south of Front Street. Customers will require paper transfers to transfer between the temporary buses and the subway. |

Commencing Monday, December 1, 2008 though and including Sunday, December 7, 2008, residents are requested to return their patio furniture etc. to their terraces.
Vianna Roofing will attend on Monday, December 8, 2008 to re-install the terrace dividers. Once the dividers are re-installed, there will be no way to move patio furniture etc. back to your terraces. Please ensure that your belongings are returned to your terraces on or before Sunday, December 7, 2008..

● WHAT TO DO IN THE EVENT OF WATER ESCAPE IN YOUR SUITE
The escape of water into a suite is one of the most difficult situations for a
resident to endure. To add insult to injury, the water escapes often occur when
you are away from the suite, in the middle of the night while you are asleep
or just before your entire extended family arrives for dinner!
If you notice water escape or even think that you hear the sound of water escaping, please call the Concierge at 10 Yonge Street at (416) 362-5995 or the Concierge at 10 Queen?s Quay West at (416) 362-5612 any time of the day or night. The Concierge will contact the appropriate individual to investigate on your behalf.
At this time, staff will evaluate the situation. If a flood control company is required, one will be called. If the flood is relatively minor, the staff will collect the water with a wet/dry vacuum. If carpets are affected, the under pad should be removed and a commercial fan should be placed in the suite to dry out the carpet. Why do we do this? It is because it is the responsibility of the staff to mitigate the loss to you the homeowner and to the Condominium Corporation.
You should report damage to contents and betterments and improvements to your insurer immediately. This is a good time to ask yourself the following question. Do you know how to get in touch with your insurer at midnight on a Saturday?
Staff will visit your suite following a water leak to assess damage. It may not necessarily be the next day. Why do we wait? Often, the damage will not be evident immediately. We want to ensure that the drywall has had an opportunity to dry out and for potential water stains to develop so that when we repair the drywall, we do it according to the Canadian Construction Standards for mould prevention and removal.
We take this opportunity to remind you that it is highly recommended that you carry insurance. You should ensure that both your contents and any betterments and improvements that you have made to the suite are covered as the Corporation?s policy does NOT provide coverage for the aforementioned items.
Please become familiar with the location of your shut off valves. Please retain the services of a qualified and insured plumber to do in suite repairs. You should remember that should you be responsible for damage to the units or common elements, you are responsible to reimburse the Corporation for the cost of repairs up to and including the respective Corporation?s deductible which is $5,000.00.
● HUMIDITY AND CONDENSATION IN THE HOME
As we move into fall and winter, residents will contact the Management Office to report that there is visible moisture on the interior of the glass surfaces of their windows and patio doors.
If you see surface condensation on your windows or patio doors, this is an indication that the humidity level within your suite is too high.
Humidity is produced when we perform everyday functions such as cooking, washing clothes, taking baths and showers and through normal respiration and skin evaporation.
Fortunately, it is possible to reduce the level of humidity in the home and Management hopes that you will find the following hints helpful.
1. Please utilize your kitchen exhaust fans while cooking. If possible, close the door to the kitchen and open a window for ventilation when using the stove.
2. Please close the bathroom door while showering. The bathroom should be kept well ventilated through use of the exhaust fan.
3. When doing laundry, please turn of your exhaust fan and consider opening a window. Please do not hang wet towels in the bathroom to dry.
4. Keep all rooms properly heated, even if unoccupied. Rooms should be heated to a minimum of 10 degrees Celsius.
5. Open a window or windows for a brief period to ventilate your homes each day.
6. Reduce the quantity of tropical plants in the home.
7. Draw heavy drapery treatments away from windows to permit the air to circulate.
Condensation on windows and doors is a visible warning that the level of humidity in the home is too high. By taking steps to control the humidity level, it should be possible to balance the humidity level so that it provides a comfortable environment without the risk of hidden moisture damage to walls, floors and window sills.

A Friendly Reminder from the Management Office

The condominium lifestyle is a community lifestyle. As such, it is necessary to have rules and regulations to govern the community and the Board of Directors has a duty and obligation under the Condominium Act to enforce the Act, Declaration, By-laws and Rules and Regulations of the Corporation.
Recent inspections of the underground parking garage have revealed violations of both the Corporation's Rules and the Ontario Fire Code.
Rule No. K17 if the Corporation's Rules indicates that persons shall only park motor vehicles (private automobiles, station wagons, vans, pick-up trucks, or motorcycles) in a designated parkinq space and that no portion of a vehicle shall extend beyond the boundaries of the parking space. Further, only ONE vehicle shall be parked in such parking space.
If you are parking a motorcycle in addition to an automobile in your designated parking space, please note that you are in violation of the rule and the motorcycle must be removed.
Finally, recent inspections have revealed that some residents have placed items on top of their lockers in violation of the Ontario Fire Code. Please remove all items on top of your lockers no later than November 30, 2008 after which all items will be removed and discarded by staff.

10 Queen's Quay Residents - Suds backing up

Did you know that the use of excessive amounts of laundry detergent can cause the vertical drainage pipes in the condominium to produce excess suds that back up into your washers?
Well, it is unfortunately true and we have been experiencing suds backing up into a number of units at 10 Queen?s Quay recently.
Many of today?s laundry detergents are highly concentrated but it is easy to forget this when putting detergent in to your washing machines.
So please consider this a friendly reminder from the Management Office to carefully read the package instructions and use only the prescribed quantities of laundry detergent. This should go a long way to alleviating the problem of suds back up.

by irresponsible pet owners does not. Accordingly, the Board of
